12 Miles south of Shakopee off of 169. Small town, with a grocery
store, post office, vet, hardware store, McDonald's, Burger King, a
couple of small eating/bar establishments, pizza delivery, gas
stations, churches, elementary, jr and sr high schools.

On leased mobile home park property
4 Bedrooms (unusual)
2 Bathrooms
16X80
Unique design with 2 bedrooms and a bathroom on one end, and two
bedrooms and a bathroom on the other end. Master Bedroom has door to a
bathroom.
Skylight in Kitchen/Big Open Kitchen
Living Room
Newer Dishwasher
Refrigerator, Stove/Oven
Will consider leaving Washer/Dryer (new Washer)
Storage Shed
Private Driveway (most driveways are shared in the court)
Court allows 1 dog and 1 cat
Large corner lot with mature trees and plants

One of the nicest looking lots and homes in the court
The home is in need of a new outside front door (cost roughly $200.00)
and a new back door (cost roughly $400.00)--although both of these
doors are functional at this time, they will be needed eventually.
Carpet will be shampooed before current tenants move out. The cost to
the new owners for the upgrades have been considered in the asking
price.

Gas Heated (Winter approx. $120.00 a month..summer approx. $20.00 a
month) Electricity (Appox. 80.00 a month), Basic Cable (Approx. 50.00 a
month), Telephone (Approx. 30.00 a month), Taxes (Approx. $250.00 a
year), Insurance (Approx. $550.00 a year --in 4 installments). Water,
Garbage paid for in court rental. It is tenants responsibility to

You must provide your own financing. There are many financers of
mobile homes on the internet....all you have to do is search google to
find them. The current financer is Green Tree, but they will not
transfer mortgage. Most financers require 5 to 10% down. You must
also make application to the mobile home court.
$35,000 firm.

I don't get it. You can buy new top-end mobile homes in
the mid-$30K range, and have it set up anywhere you want.
For 10 year old rig, I would think high teens to low 20's
would be about right, especially for one that has been
rented rather than owner-occupied. What am I missing?

Seems to me the price is negotiable between the seller and the buyer. I
like the fact that people post their items here. I've bought items posted
here. I don't want people to be hesitant to sell their items here (unless
their a commercial concern) because they are afraid of the same kind of
negative feedback others have received. Don't you think it's only fair to
just let it go? If their asking too much, they'll figure it out.

I might be interested in this unit if the price was reasonable.
Since it is twice what I expect, either the price is way off (which
is their choice), or I am missing something. I am simply giving them
a chance to educate me if the latter case is true.

If that bothers anyone, then they should definitely not post their ad to a
usenet *.forsale group. Whether you agree with it or not, it does happen,
especially when the asking price is way off as this item _appears_ to be.
